Specific Property Management Guidelines at Level 3

Covid-19 has significantly changed the way we as property managers can work. While Level 4 was highly restrictive, the property management guidelines for Level 3 do allow more flexibility. We’ll take a look at five areas in particular:

Routine Property Inspections in level 3

  • No in-person property inspections are allowed.

Property Advertising in Level 3

  • If new photos are needed of a tenanted property, consent must be given by the tenant, 2-metre physical distancing should be adhered to and the property occupants must open all doors themselves and wait outside. Hand sanitiser must be used.
  • Contact details of anyone on-site must be taken for contact tracing
  • Advert text must state property viewings must be pre-applied and confirmed by the property manager
  • Prospective tenants must be vetted before arranging viewing times
  • Property viewers must have safe viewing practices given before viewing time

Property Viewings in Level 3

  • All viewings must have an appointment
  • Tenanted property viewings are not allowed
  • Only two tenants from one bubble can be present at a time
  • 2-metre physical distancing must be adhered to
  • Prospective tenants must wait in their car until their viewing time
  • No touching of anything in the property
  • Hand sanitiser must be available
  • Wash and sanitise hands between each viewing
  • Option for online viewings is available

Property Maintenance in Level 3

  • Both urgent and non-urgent maintenance can be done
  • Analyse the risk of non-urgent maintenance vs the need to do it
  • Tradespeople must follow Level 3 guidelines
  • Limit the number of tradespeople on property
  • Contact tracing details must be recorded
  • Sanitising of touched areas must be undertaken

Moving Tenants in Level 3

  • Tenants can move house
  • Inspections are only to be done when the property is vacant
  • Contactless key collections to occur
  • Physical distancing to be followed at all times
