Healthy Homes Standards Compliance Date Extended for Landlords

As property managers, it is our responsibility to help ensure our landlords understand and are compliant with all regulations and requirements for their rental properties. Upon learning about the healthy homes standards extension to 1 December 2020, we looked to identify any changes in compliance our landlords need to be aware of.

Reasons for the Healthy Homes Standards Extension

On 1st July 2019, the healthy homes standards became law. They required landlords to provide a compliance statement that their property had met new rules regarding the heating, drainage, insulation, moisture ingress and draught stopping. This compliance statement was originally due on July 1st 2020 and needed to be attached all new tenancy agreements with start dates after the 1st July 2020.

As a result of COVID-19, landlords faced an inability for both themselves and tradespeople to access their rental properties. As a result, the necessary inspections needed to complete the compliance statement were unable to be undertaken.

Understanding the Healthy Homes Standards Timeline

While the extension for the compliance statement has been moved to 1 December 2020, the compliance timeline for properties to meet these standards remain the same:

  • 1 July 2021 – within 90 days of a new tenancy, the rentals of private landlords must meet healthy homes standards
  • 1 July 2021 – all boarding houses must meet healthy homes standards
  • 1 July 2023 – all Kainga Ora registered properties must meet healthy homes standards
  • 1 July 2024 – all rental homes must meet healthy homes standards

As landlords, you must understand the additional responsibilities you have regarding your rental property.
