What is a fixed Term Tenancy?

 A fixed term tenancy means a tenancy for a fixed length of time, during the tenancy neither the tenant nor the landlord can give notice to the other to terminate the tenancy.

However there are exceptions;

1.If the Landlord and the Tenant mutually agree on a shorter period the tenancy can be terminated earlier.

2. A tenant can have a fixed term tenancy terminated by the tenancy tribunal if they can prove in Court they are “in Hardship”

3.  A Landlord can have a fixed term tenancy terminated by the tenancy tribunal if they can prove in Court that the tenant has breached the terms of the tenancy agreement i.e. failed to pay rent on time and are more than 21 days in arrears.
