When Should You Fire Your Property Manager?

Got property manager troubles? Unhappy with the way your Auckland rental is
being managed? Here are three signs that it’s time for you to step up and make the move to fire
your property manager. Find out what they are now!
Have you ever wondered if you should fire your property manager? Maybe you feel they are not
taking good care of your property or haven’t chosen good tenants. After all, it’s the job of a property
manager to maximise your profits and make your life as a landlord easier. On the other hand, are
you sure they are at fault or are there other factors in play here? We’ve made a list for you to help
you decide when the time is right to fire your property manager and start looking for another.

Signs You Should Fire Your Property Manager

As a landlord, you’ve probably heard about the bad tenants out there. The ones who trash your
rental, don’t pay the rent and smoke P (link to the P article here) in your property. But what about
the bad property managers? How can you tell a property manager isn’t doing their job well and
when it’s time to move onto another Auckland property management company? Here are three
signs that it’s time you shifted to Hollie Joss Property Management:
1. Your rent is below market rate – your weekly rental income helps you to cover the expenses of owning and maintaining a residential rental property. If your tenants are paying a low
rent, you’re missing out on income and reducing your profit. A good property manager will
pay attention to the market rents, notifying you when it’s time to make a small increase,
avoiding a huge one which is off putting to tenants.
2. Your property manager doesn’t know what’s going on– your rental manager is the eyes and
ears for your property. They need to be aware of when the tenancy ends, any maintenance
that needs doing and if you’ve been paid on time. One of the most common errors they can
make is not undertaking regular inspections of your rental. These are important to pick up
any issues and address them, but also play a role in ensuring your rental insurance stays
valid.
3. You can’t contact your property manager – sick of playing one sided phone tag with your
property manager? If they do not answer and/or do not reply to your messages, there’s a
good chance they are ignoring your tenants too. Our Hollie Joss promise says, “We will
answer your telephone call during office hours, if we miss your call please leave a message
on your property managers mobile telephone. If received before 3pm we will call you back
the same day of if received after 3pm by the following day.”
